What is an Energy Efficient Mortgage?
An Energy Efficient Mortgage (EEM) or Energy Improvement Mortgage (EIM) is a financing tool that allows people buying or refinancing single family homes to include the cost of energy efficiency upgrades in their new mortgage. The estimated energy savings based on the improvements are counted as income and allow a borrower to qualify for a larger mortgage, more expensive house, or both.
